Roomy and cozy house of about 190 square meters, organized on two floors, with private courtyard and outdoor dining area, able to accommodate up to 9 people. The property, equipped with all the main comforts, is located in a strategic position, a few steps from the port and a short distance from the beaches.
The accommodation consists of kitchen, a living room, a dining room, a bathroom, three bedrooms, two balconies and a small courtyard with external bathroom.

The inside is organized as follows:
-> GROUND FLOOR:
- ENTRANCE with two armchairs;
- LIVING ROOM with double sofa bed and TV;
- DINING ROOM with dining table, sofa and TV;
- KITCHEN with gas hob, fridge with freezer, oven, moka, microwave oven, kitchenware and dining table;
- EXTERNAL COURTYARD with tables and chairs, external bathroom (shower, sink, toilet), closet with washing machine;

-> FIRST FLOOR:
- BEDROOM I with double bed, single bed, chest of drawers, wardrobe and access to the balcony;
- BEDROOM II with double bed, wardrobe and access to the balcony;
- BEDROOM III with double bed, chest of drawers, wardrobe and access to the balcony;
- BATHROOM with shower, sink, bidet and toilet;
- TWO BALCONIES.

FURTHER SERVICES AVAILABLE TO GUESTS: pocket wifi (MAX 120 GB PER MONTH), independent heating, fans (one in each bedroom and one in the living room), washing machine (outside in the courtyard), iron and ironing board, clothesline and hairdryer.

PLEASE NOTE: there are internal stairs to access the first floor; be careful if you are traveling with children.

The house is for the exclusive use of our guests and won't be shared with the host or other tenants.

To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and pay the Tourist Tax due to the Municipality of Viareggio (€ 1.50 per person per night of stay for a maximum of 10 nights; people under 18 are exempt from paying the tourist tax).

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Lucca Climatic Zone D: 11 hours a day from November 8th to April 7th.

Please note that check-ins after the indicated time must be agreed directly with the structure and will take place in self check-in mode via a keybox on site (with a combination that will be provided after booking).

Viareggio is one of the most fascinating seaside areas in Italy. A city with a liberty soul, elegant and refined, with historic buildings, beautiful cafes and fascinating traditions, including, above all, those related to the celebration of the famous Carnival. Among the points of interest of the city, it is worth mentioning the seafront or "Passeggiata Margherita" with its succession of buildings in Art Nouveau style, Villa Argentina and Villa Paolina, the Church of San Paolino and the Church of Sant'Andrea, the "Citadella" and the "Museo del Carnevale" and the Matilde Tower, the oldest building in the city, dating back to the 16th century.
