Located in the quiet village of Pianella, 14.6 km from the city center of Siena, with all the main services: bars, restaurants, pharmacy and supermarkets.
The accommodation has two bedrooms, living room with kitchenette, bathroom, garden.

The accommodation of 90sqm located on the first floor of a building WITHOUT a lift (stairs to access) can accommodate up to 4 people.

The interior space is composed as follows:
-BEDROOM (1) with double bed, wardrobe, chest of drawers, split A/C;
-BEDROOM (2) with two single beds (joinable), wardrobe, chest of drawers, split A/C;
-LIVING ROOM with sofa, "32 inch" Smart TV, split A/C, access to balcony (entrance);
-KITCHEN with gas hob (4 burners), dining table with chairs, refrigerator with freezer, electric oven, moka coffee maker, toaster, various kitchen utensils, wine glasses;
-BATHROOM with shower, bidet and toilet;
-GARDEN with two armchairs, table, deck chair and umbrella, barbecue and table with chairs.

FURTHER SERVICES AVAILABLE TO GUESTS: Unlimited WIFI, independent heating, iron and ironing board, drying rack, mosquito nets, hairdryer, washing machine.

PLEASE NOTE: - The pool is accessible from 1 June to 30 September. Children under the age of 14 can access the pool ONLY if supervised by an adult. The pool is shared with other guests of another apartment.
- In case of rain or wind, close the umbrellas, remove the cushions from the sofas by the pool and cover the external wooden table with the waxed tablecloth.

ATTENTION: The fireplace is NOT usable.

There are two uncovered parking spaces in the apartment.

To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and pay the city tax equal to 4 Euro (daily rate per person equal to or greater than 150 Euro) or 2 Euro (daily rate per person less than 150 Euro) to the municipality of Castelnuovo Berardenga.
We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383/6.10.2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Siena Climatic Zone D: 11 hours a day from November 8th to April 7th.

A surcharge of EUR 20.00 will be applied for check-ins between 20:00 and 21:00, to be paid in cash upon arrival.
After 21:00, self check-in will be carried out ONLY. Further information will be provided after booking.

Pianella is part of the municipality of Castelnuovo Berardenga, in the province of Siena.

Alternatively, you can take the bus n. 134R "The Casino" to the stop "Castelnuovo Scuole", then continue by bus n. 134 to the stop "Borgo Frastà", just 8 minutes walk from the property.
