This large attic, with two bedrooms, two bathrooms, open space kitchen with island, large living room, terraces and patio for relaxing, is located on the road that connects the two main cities of Lake Como: Lecco and Como. It is located just 1 km from Lake Pusiano and its beautiful villages and just 20 km from Bellagio.
From here it is easy to reach both Monza, with its F1 racetrack, and the nearby mountains.
The 150 m2 attic is located on the third and top floor of a building made up of holiday apartments only. On the street level there is a well known GELATERIA. ideal place to have breakfast, light lunch or aperitif.
The apartment is composed as follows:
LARGE LIVING ROOM with KITCHEN
the living room has three large windows, one of which opens onto a private terrace and is divided into a dining area with a large table for 6 people and a conversation area with sofa, coffee table and TV.
The open kitchen is made up of equipped walls and a large central island, also ideal as a breakfast corner for two or a work table.
The kitchen is complete with gas stove (five burners), oven, microwave oven, combined fridge and freezer, dishwasher, large worktop and breakfast corner with kettle, coffee machine and toaster.
A door separates the living area from the sleeping area consisting of:
A DOUBLE BEDROOM WITH EN-SUITE BATHROOM and PATIO: in addition to the double bed there are 2 single beds and a large wardrobe. In the en-suite bathroom, complete with toilet, bidet, sink, there is a shower with Turkish bath, hydromassage and chromotherapy.

Turning the heating on and off is subject to compliance with current Italian legislation (Presidential Decree 16/04/2013 n.74, DM 383 of 6.10.2022).
Winter: weighted average air temperatures must not exceed 19°C. The switching on period and the daily switching duration depend on the climate zone defined by the legislation.
Como Climate Zone E: 14 hours daily from 22 October to 7 April. Before and after these dates it will not be possible to turn on the heating.
