Cozy Duplex Apartment near Via Roma with Parking

Cozy apartment of 35 sqm, on two levels, able to accommodate up to 5 people, located on the ground floor of a newly renovated building. The property is centrally located (Traffic-Restricted Area) and in a few minutes on foot from it is possible to reach the central Via Roma, Piazza Pretoria, the Cathedral and the Royal Palace.
The property consists of a kitchenette, a living area, a bedroom and two bathrooms.

The inside is organized as follows:
-> LOWER LEVEL:
- LIVING ROOM with KITCHENETTE (hob with 2 burners, fridge, freezer, microwave oven, electric kettle, coffee machine, wine glasses and kitchenware), dining table, double sofa bed, 32" Smart TV, split A/C, closet;
- BATHROOM I: shower, sink, toilet;

-> UPPER LEVEL:
- BEDROOM: double bed (+ single folding bed if necessary), wardrobe, 32" Smart TV, split A/C, small desk, mirror;
- BATHROOM II: shower, sink, toilet with hydrobrush.

FURTHER SERVICES AVAILABLE TO GUESTS: heating and air conditioning via 2 splits (living room and bedroom), washer-dryer, hairdryer, iron and ironing board, drying rack.

Outdoor parking space available to our guests in the courtyard.
The apartment is located in the Restricted-Traffic Area (ZTL in Italian); to access it freely, it is necessary to purchase a pass (€5.00 per day) at tobacco shops/newsagent's or AMAT counters.

PLEASE NOTE: there are two steps at the entrance. Inside the accommodation there is a flight of stairs to reach the upper level.

The apartment is for the exclusive use of our guests and won't be shared with the host or other tenants.

We are very flexible and are happy to organize early check-ins/late check-outs when there are no other guests entering or leaving the apartment on that same day. All requests will be confirmed a couple of days before your arrival.

To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal.
We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Palermo Climatic Zone B: 7 hours a day from December 8th to March 23rd.

For all late check-ins from 21:30 to 01:30, we require an extra charge to be paid cash upon check-in as per the following:
EUR 15 between 21:30 and 23:00
EUR 20 between 23:00 and 00:00
EUR 30 between 00:00 and 01:30
Late check-ins are not available after 01:30.

The accommodation is located a few minutes on foot from the historic center of Palermo, in an area characterized by all the main services (bars, restaurants, supermarkets and pharmacies). In a few minutes on foot it is possible to reach the central Via Roma and some of the main points of interest of the city, such as Piazza Pretoria, the Royal Palace, the Cathedral, the Churches of San Cataldo and Piazza dei Quattro Canti.

- From Palermo Central Station, it is possible to the accommodation on foot (5 minutes - 450 m).

- For those traveling by car, an outdoor parking space is available on site. In addition, it is possible to park (for a fee) at "Aiutamicristo di Ministeri Anna Maria" car park, in Via Giuseppe Garibaldi, 41, 1 minute on foot from the property.
