Nice 43 sqm apartment with sea view, perfect for 2 people, located on the second floor of a building WITHOUT a lift (stairs to access it). The apartment is located in the charming town of Palau, a renowned tourist destination a short distance from the Maddalena archipelago, with its islands known for their crystal clear waters and pristine beaches.
The accommodation consists of a living room with kitchenette, bedroom, bathroom and balcony.

The internal space
The 43 sqm apartment is located on the second floor of a building WITHOUT a lift (stairs to access it).

The space is organized as follows:
- LIVING ROOM with kitchenette (induction hob, fridge, freezer, coffee machine and kitchen utensils), dining table, sofa, TV, split A/C and access to the balcony;
- BEDROOM with double bed, wardrobe and split A/C;
- BATHROOM with shower, sink, bidet, toilet and washing machine;
- BALCONY equipped with table and chairs (accessible ONLY from the living room).

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, heating and air conditioning via split (ONLY in the living room and bedroom), hairdryer, clothesline, iron and ironing board.
Cots and cots for children on request and subject to availability.

Switching on and off air conditioning and heating are subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 of 6.10.2022).
Summer: the average air temperature must not be lower than 26 ºC for all types of buildings.
Winter: The weighted average air temperature should not exceed 19 ºC. The ignition period and the daily ignition time depend on the climatic zone defined by the legislation.

Description of the area
The apartment is located in Palau, on the north-eastern coast of Sardinia, facing the Maddalena Archipelago. Palau is known for its wonderful beaches, including Palau Vecchio beach, characterized by fine sand with clear waters, ideal for families. For lovers of windsurfing and kitesurfing, the ideal destination is Porto Pollo, a paradise thanks to the favorable winds. For those seeking peace, the perfect beach is Cala di Trana, a quiet and isolated location.
From Palau, it is possible to take ferries to visit the islands of the Maddalena Archipelago. Not to be missed is the main island, La Maddalena, with a characteristic historic center and numerous beaches. Another important destination is Caprera, famous for being the residence of Giuseppe Garibaldi and for its beautiful coves. The beaches of Spargi and Budelli are known for their white sand and turquoise waters. An interesting tourist attraction is Bear Rock, a natural rock formation in the shape of a bear, located on a promontory with spectacular views of the sea.

- From Olbia Costa Smeralda airport the simplest and fastest way to reach the apartment is by taxi, which is about 48 minutes away from Olbia airport. Alternatively, you can rent a car.
