The property is located in a residential area of Mandello del Lario, a town on the shores of the Lecco branch of Lake Como.
The area is ideal for both relaxing stays and trekking lovers. Nearby the property there are some paths to the mountains, including the one to Zucco di Sileggio, from which it is possible to admire a super view of the lake.

The interior space is organized as follows:

- LIVING ROOM with double sofa bed, 3 armchairs, dining table, TV and access to balcony I;
- KITCHEN with gas hob, dining table, refrigerator with freezer, moka coffee maker, oven, microwave and kitchen utensils;
- BEDROOM I with double bed, wardrobe and access to balcony II;
- BEDROOM II with two single beds and access to balcony III
- BATHROOM I with shower, washbasin, bidet and toilet;
- BATHROOM II with washing machine, washbasin and toilet;
- BALCONY I;
- BALCONY II;
- BALCONY III.

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, independent heating, fans (one in each bedroom), outdoor furniture (table, chairs and awning, hairdryer, drying rack, iron and ironing board.

PLEASE NOTE: there are some steps at the pedestrian entrance and two steps at the entrance of the villa.
The fireplace is NOT usable.
The cellar and the vegetable garden are NOT accessible for guests.

The apartment is all at guest's disposal.

Upon arrival you will be required to pay the tourist tax of € 2 per person for overnight stays up to 7 nights, as requested by the Municipality of Mandello del Lario. Children under 8 are exempt.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Como Climatic Zone E: 14 hours a day from October 15th to April 15th.
