Fortezza Nuova Lovely Duplex Apartment

Cozy apartment of 85 square meters, organized on two levels, able to accommodate up to 4 people, located on the second floor of a period building with lift / freight elevator (NOT suitable for disabled people, some steps to access it). The property is located in the heart of the center of Livorno, inside the charming "Venezia Nuova" district, known for its canals, and a few steps from the Fortezza Nuova.
The accommodation consists of a living room, a kitchen, two bedrooms and two bathrooms.

The inside is organized as follows:

-> LOWER LEVEL:
- LIVING ROOM (two rooms) with sofa, dining table, TV and desk;
- KITCHEN with gas hob, refrigerator, coffee machine, dishwasher, kettle, oven, kitchenware and wine glasses;
- BATHROOM with shower, sink and toilet.

-> UPPER LEVEL (mezzanine):
- BEDROOM I with double bed;
- BEDROOM II with double sofa bed;
- BATHROOM with sink, bidet and toilet.

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, independent heating, iron and ironing board, drying rack, portable air conditioner, washing machine (in the upstairs bathroom), hairdryer and soundproof windows.

PLEASE NOTE: The apartment CANNOT accommodate children under 12.

The apartment is for the exclusive use of our guests and won't be shared with the host or other tenants.

We are very flexible and are happy to organize early check-ins/late check-outs when there are no other guests entering or leaving the apartment on that same day. All requests will be confirmed a couple of days before your arrival.

To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and to pay the city tax (€1,00 or 1.70€, depending on the seasonality per person per night of stay).
We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Livorno Climatic Zone D: 11 hours a day from November 8th to April 7th.

The apartment is located on the 2nd floor with elevator (NOT suitable for the disabled).

Children under 12 cannot stay in this apartment.

A surcharge applies for arrivals after check-in hours:
- EUR 10 from 21:00 until 22:00;
- EUR 20 from 22:00 until 23:00;
- EUR 30 from 23:00 until 00.00
- EUR 40 from 00:00 until 01.00
All requests for late arrival are subject to confirmation by the property.

The apartment is centrally located, in the charming district of "Venezia Nuova", in the historic center, which owes its name to the bridges, canals and squares that characterize it and which evoke the typical atmosphere of the "Serenissima". All the main attractions of the city and the historic center can be reached in a few minutes on foot, including the "Fortezza Nuova", "Piazza della Repubblica", the Central Market and the monument of the "Quattro Mori", symbol of Livorno. In the area there are all the main services, including bars, supermarkets, restaurants and pharmacies.
