Apartament with shared pool and parking! Lake view

The 60sqm apartment - located in Nesso, between Bellagio and Como - is located in a residence with park and outdoor swimming pool overlooking the lake. The residence was created from a spinning mill, dating back to the eighteenth century. The apartment has a double bedroom, kitchen and a living area with dining area and sofa,  window with lake view!
The private and assigned parking is the plus, in an area where it is difficult to find where to leave the car!
Proceeding along paths and stairs inside the park, you arrive at the apartment, obtained from one of the rooms of the old spinning mill, and overlooking the Como branch, of which you can enjoy a view from the living room window. Parking is located inside the property and is external, covered and assigned. You need to walk from the parking lot to the house.

The apartment is accessed via 2 flights of stairs.

The apartment (equipped with central heating system) is located on the second floor WITHOUT ELEVATOR and is composed as follows:

- LIVING with sofa, TV (no Smart), dining area, lake view and KITCHEN equipped with induction hob, microwave, fridge, freezer.

- DOUBLE BEDROOM with bed, wardrobe, portable fan.

- BATHROOM with shower cubicle, bidet, toilet, sink

Please note: NO WIFI, NO A/C, NO WASHING MACHINE

We also inform you that:
-There is no elevator, the house is located on the first floor and there are stairs from the parking lot to the house and inside the residence.
-There is no air conditioning, there are fans
-FREE OUTDOOR POOL OPEN until 09/15/2023. ATTENTION: the use of a swimming cap is mandatory in the swimming pool, it is necessary to bring one with you, as well as the pool towels.
- YOU MUST WALK FROM THE PARKING (inside the property) TO THE HOUSE. Parking consists of a private and assigned parking space within the property: however, it is not suitable for mini-vans or vehicles larger than an SUV
-The vehicular access to the Residence takes place at the address Via Roma 32, Nesso: this is the street next to Via Riva di Castello, 1, 22020 Nesso which is pedestrian only

In the park, planted with trees and terraces, the areas are shared with the other guests of the Residence. It is very easy to find a corner for yourself, given the size of the area.
In the park, a few steps from the apartment, there is the SWIMMING POOL - also shared - with SHOWERS and CHANGING ROOMS.
From the park terraces and the swimming pool you can enjoy a breathtaking view of the Como branch and the mountains.
The residence has a concierge.

To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal. Upon arrival you will be required to pay the tourist tax of € 1.50 per person for overnight stays up to 7 nights from April 1st to October 31st, as requested by the Municipality of Nesso. Children under 12 are exempt.
We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Como Climatic Zone E: 14 hours a day from October 15th to April 15th.
